Yes, we offer lease terms ranging from 3 to 15 months. Please note that leases shorter than 12 months will incur a short-term premium added to the monthly rent.
You can pay your rent online using e-check, credit, or debit card, and you have the option to set up automatic payments each month. Additionally, rent can be paid in person at participating locations through our walk-in payment system.
Flex allows you to schedule your monthly payment into two smaller payments, giving you greater financial flexibility. Full monthly rent payments are provided to the property by Flex on the 1st. Sign up is available directly in your RentCafe resident portal and is reviewed for approval by Flex. Flex charges a monthly membership fee based on the amount of the credit line that is approved. The monthly membership fee is up to $14.99. A bill payment fee of 1% of your total rent is also charged, additional card processing fees apply when using a credit card.
Yes, all residents are required to have renter's insurance. If you prefer not to obtain third-party insurance, you can opt into our limited liability program.
Currently, all utilities are the resident's responsibility, so they’re not included in your rent.
Electricity is set up through the City of St. Charles, while gas services are provided by Nicor. Water and trash services are arranged for you by us and charged to your account monthly.
You can use Xfinity for Internet and cable services.

Maintenance
Yes, we have on-site maintenance available, including after-hours services for emergencies.
You can submit service requests through your resident portal or by calling the office and pressing 2 after the prompt. For emergencies, please call the office and press 3 after the prompt.
Residents do not need to be home for maintenance work, provided they give our team permission to enter and there are no minors present.
